Let me tell you my theory: as a tenant, I have visited a lot of apartments and this is based on my own experience of “reading” people. Note that this is perfectly true in places where there is a shortage i.e. H. In every capital.

If the apartment is expensive, you are probably fine, but so are desperate people who take everything they can to avoid sleeping on the street the next day.

The shitty the apartment and the higher the price, the less wealthy people you get and, ultimately, all you have is a pool of crooks and desperate people. Of course, after a few months you can't / don't want to pay the rent and you get into this situation.

You could say it's their fault, they exceeded their budget, or they lied that they could pay, but I also think that the landlord is partly to blame. If you hadn't been so greedy, taken advantage of the shortage, looked for the maximum amount possible, and bet on people's desperation, you would have had a huge pool of people to choose from, and most of them would have been able to pay the rent. But you wanted a few more dollars, and now you're paying the price.

I also left my apartment behind when I moved to the country and got a great couple to rent, but my rental price wasn't the maximum you could get for this type of apartment, it was more like 85% of the price so could I choose and choose and my tenants don't hate me every time they have to pay rent.
